I realised through one of my recent experiences that buying electrical vehicle or equipment is an easier part but real challenge starts when we need to put the facilities to maintain those equipment and vehicles. Green intiative being in the early stages, there are so many ambiguity in procedures and policies. We can see it as an opportunity for the long term improvement.

Social responsibility within FM extends beyond the physical facilities to encompass the well-being of occupants and communities. It involves considerations such as occupant HSE, accessibility, and the positive impact of FM on the local community. FM professionals are increasingly recognizing the importance of creating spaces that prioritize human well-being and inclusivity.

Important thing is to manage expectations of customers. In the intial stages of contract, what is "NOT" included in the agreement is way more important than what is included. It is crucial to explain what is not included to the customers and interested parties.

The biggest challenges in contract management are related to the technical and economic efficiency expected in the face of change and risk because the main mission of the FM is to enable people to work. Climate risk and its consequences require a review of the requirements to be requested to respect daily activity and recovery, the technical modalities or the review of technology combining comfort of use and resilience (too much technology does not help in post-disaster situations) and confirmation of preventive and corrective consideration for insurance. This is created, negotiated and adjusted. The challenge will be to come up with a contract that meets the risk in terms of commitment, responsibility and cost.
