You can ask for some free rent and tack it on at the end of the lease term, and extend the term. Tenant will need to also provide their financials to the Landlord. The best is open communication. Again, the Landlord will do its best to keep the Tenant, but there is also a scenario that the Tenant's rent could be well below market, and the LL is open to releasing the Tenant from its contract in order to back fill at a higher rate. win win, here if the Tenant needs to get out of its lease.
