Most lenders will provide better terms as you go along. In commercial financing, sometimes when you are just starting out, you have to give a bigger piece of the pie to the lenders, especially private lenders, in order to get them working with you. Once you successfully complete a project, it gives you more leverage because you now have a proven track record. Don't be greedy. Most of the time, you will have no idea how much your debt partner has that they can put into a project, and if they find you reasonable, competent, fair, and motivated with common sense, you will be able to go progressively bigger as they begin to leverage their funds and their relationships. Don't burn bridges, and be cautious of your partners money.

Debt Financing is a critical aspect of all projects as it allows you to leverage your growth since debt is usually cheaper than equity. The key is to be conservative in the terms and look for non-recourse. As a general rule of thumb, we will borrow only 60%, we ensure we have double the term from what we think the project will take.

A few ideas: 1. The terms of the loan can vary depending on the lender. Some lenders may offer flexible terms, such as interest-only payments during the development phase. 2. Take into consideration the economic cycle you are in. It's not the same to finance using debt in a low-interest-rate environment than in a high-interest-rate environment. 3. Try to build strong relationships with lenders, as it may lead to better terms and faster approval processes in the future. 4. Make sure you implement implement effective risk management strategies, such as conducting thorough due diligence, maintaining cash reserves for unforeseen expenses and contingency plans in case of market downturns or project delays.

Some ideas: 1. Besides capital injection, partners often bring valuable expertise and industry connections. 2. Plan exit strategies in advance and communicate them clearly to investors to ensure alignment of expectations. 3. Be aware that you need to work in cooperation. In instances where the partner expresses a desire to sell, you may find yourself compelled to comply with their decision, even if it is an exceptional property you are reluctant to part with.

Equity partnerships do not necessarily dilute your control over a project unless it is structured that way. Most equity partners become equity holders because they want the reward of the profits but they are not interested in managing or directing the project. In my experience, a well structured partnership agreement mitigates interference and only allows equity partners to step in if there is mis,Mal, or non-feasance by the managers or sponsors of the project. Even then, most equity partners will appoint a third party to step in when the sponsors aren't performing. Everything about a real estate project should be preset and negotiated to get the best and fairest results for everyone.

If you structure this correctly, you share your profits and losses with your investors but maintain control over the project. Also don't discount the input of your equity partners- sometimes they see things that you didn't think about.

Financing partners are partners that a developer partners with to finance their products for consumers, is my understanding. So if you are a developer, finding a financing partner means you partner with a financier who has pre-approved your product on the basis or merits of your product, ie your land, your building specifications, the scope and quality of your work, and you search for customers who meet their specific lending criteria. Working with a finance partner means you have already taken the guesswork and time out of building the criteria and structuring of the draws, all of your supplies and material needs are accounted for, and you know when and how you are going to get paid. It's a win win win.

Collaborating with partners in property development requires a foundation of clear communication & shared objectives. It's essential to establish a mutual understanding of goals & timelines. Open & clear communication is key, with updates on progress & potential challenges. Develop a detailed plan, address budgets, funding requirements & profit distribution. Mitigate risks by identifying obstacles & create contingency plans. Flexibility is crucial in adapting to changing market conditions. Demonstrating competence in property development instils confidence, while long term perspective builds trust & opens the door for future partnerships. Success relies on proactive problem solving, alignment of interests & a commitment to shared success.

It helps to consider a variety of options. One investor group I worked for needed funds to acquire another apartment building in an area they were already established in. The presentation I put together included a section with financials for investors. I then created a "replacement" for that section showing the credit worthiness of the group. This gave them separate presentations to send to lender OR investors. Their goal was to get the funding, whether by JV partner or a loan so they could get the deal done.

The word "partner" is really important. Usually, when we think of Bank Financing particularly, it feels like a "Them against Us" situation. This itself leads to distrust, but my experience of some banks is that if we enter the relationship as we should, with transparency and honesty, they will work with us on the best outcome. My company required a Bridging loan on a high interest rate for a 6 month project. Sadly, the project hit problem after problem and in all took 4 years to finish!! But we had constant dialogue with the bank, were open and honest, so they actually worked with us to solve the problems we faced. This flies in the face of how we viewed the banking partners before and just shows the importance of finding the right partner!

I consider my investors like family in that there are times you will disagree, but your have the common goal of the project finishing successfully. Take the time and explain the current situation, the risks and the actions you are taking to overcome the risks. Investors don't understand the amount of effort that goes into the day-to-day operations. Sharing it helps them understand that you both are working as a team for the success of the project.

This is achieved by being extremely cautious in your calculations, using only the worst potential outcome numbers, and always under promise and over deliver. Know everything about your project. Know the population, demographics, crime rate, and the area insurance rating limitations and grade. Know the quality of schools, the building and development grades of everything in the area. Know how many building permits there are, how many code violations, Know who is financing in that area, who is buying, who is foreclosing. Know what the neighbors are like, what kind of amenities are available, the quality of schools, and Know the government 5 year plans at the city, county and state level. Knowledge is power.

When you are new in real estate investing, join groups, develop relationships, and analyze every deal you come across with your peers. Learn how lenders and successful investment groups structure their investments, what returns they give, and most importantly, how they buy their investments. Search out hedge funds rents and crowdfunding groups and find out what their project criteria is. Then go find projects that meet their buying criteria, and present it to them. Even if they say no, ask them why. Also, if you keep bringing deals, and they are good two three four times in a row, they may just say yes to the fifth or the tenth deal you bring. Tenacity and ambition are respectable traits in a real estate professional. Caution is a virtue.
