In my experience, the builder can unknowingly find themselves in the role of designer, which can be good if the builders understands and enjoys architectural design, interior design, landscape design, creating construction drawings and coordinating engineering. But when any combination of those things aren't properly addressed very early in the project planning, the results can be disasterous.

I find that there are (very generally speaking) two distinct types of design build firms: Those that do it really well through internal capabilities and battle tested processes, coupled with established design and engineering partnerships. And, those that are trying to do it well, while building their business. Establishing a complete preconstruction process where the homeowner helps create the scope, in an informed way (visually and budgetarily) is critical to the success of a project, and becoming expected more and more by homeowners.

Performance evaluation is the process of measuring and assessing how well the project meets the objectives and expectations of the owner and the contractor. It can help determine the quality, efficiency, and effectiveness of the design-build process, and identify areas for improvement. The owner and the contractor should agree on the performance criteria, indicators, and methods, and use them to monitor and review the project throughout its lifecycle. They should also collect and analyze feedback from the end-users, clients, and other stakeholders, and use it to improve their future projects.
